The last undeveloped downtown
area, Urban Centre's scheme comprises retail spaces on the
ground floor, housing on the eastern edge, and an office tower
in the western corner of the site. Diverse programs thus stimulate
activities throughout the day. Constructed above a uniform
underground garage structure, the three segments interact
with surrounding urban structure while creating a new, more
intimate space within. Volume scheme reflects existing urban
morphology: the tallest western volume faces the new roundabout
and tall buildings on adjoining street and the lower central
volume of retail spaces introduces a new urban scheme. Eastern
volume, housing retails spaces on the ground floor and apartments
above, faces the open area of the bus station, the future
city square.
