The site comprising is
bounded by Tarasovskaya and Vasylia Yana streets from northwest
and by Korolenkovskaya street from northeast. Principal surroundings
is characterized by residential and administrative buildings,
while a larger warehouse is located to the east. Building
comprises four main programmes: offices, a hotel, retail and,
entertainment and parking. In the northern, narrow section
of the plot, a triangular tower of 14 floors is envisaged,
comprising offices. A 7-floor hotel with an L- shaped floor
plan is organized along Korolenkovskaya street, with main
communication core at the corner. The back of the site houses
a 9-floor parking garage, its total height equals the height
of the hotel. Entrance to the parking area is arranged from
the western side. Entrance to delivery area for the hotel,
offices and retail programmes is located on the eastern side
of the building, leading along a green-covered wall, raised
towards the warehouses to the east. Retail and entertainment
programme occupies the ground floor of the building between
hotel and office tower lobbies. The basement contains technical
and storage areas and staff rooms as well as staff parking
and delivery area with access to all vertical communications.
Basement area beneath the hotel offers the option to arrange
a wellness and fitness programme.
