The 28 hectares site winds
along the seashore in the length of 1.6 kilometres, but the
complex is never wider than 300 m. It can be divided into
four consecutive segments, connected by a fifth segment on
the sea side - the beach line. Sixth segment connects primary
segments from behind. Concept of complex development must
facilitate optimal composition, one that will follow the natural
space qualities. Terrain relief and quality vegetation represent
a strong compositional element, together indicating the potential
of individual segments. Quite naturally, the first segment
of the new composition follows the existing functional scheme
of independent studio buildings. Small volumes easily follow
topography lines and provide maximum amount of tree preservation.
Their position on sloped terrain provides each studio with
garden access from living area, street access from every second
row and "hidden" parking under upper row's garden. Segments
2, 3 and 4 with a horizontal base and a high cliff in the
background provide ideal setting for multi-storey volumes
at the back and a composition of public spaces, piazzas and
services at the front, towards the sea. The fifth segment
- beaches - is unified into a single stroke with various segments
in various widths (beach, boardwalk, green areas, tree-lined
promenade). Sixth segment represents the line of access for
visitors, staff and services. A new back road is arranged,
with entrance plazas and underground car park access behind
each structure.
